The Terms and Conditions are set out to clarify the rentals Owner's obligations to the Rental Client, the Rental Client’s obligations to the Owner, and in the very unlikely event of any disputes, we will use these terms and conditions as a basis for any resolution. Please read it carefully.

Definitions

Applicant Rental Client: client applying to rent property are referred to as the Applicant until such time as they reserve a period in a property when they are referred to as the Rental Client and collectively Rental Group

Owner: the Owner of the property that is the subject of the Rental Agreement.

Terms and Conditions: the terms and conditions are a legal binding between the Owner of the property and the Rental Client.

General

The Rental Client and/or Rental Group shall abide by these Terms and Conditions of Booking and any other instructions contained in the Practicals guide or any additional information or instructions as supplied in the accommodation (e.g. instructive stickers) or by message of the Owner.

Rental Policy

Owner reserves the right to rent only to adults over 18 years of age and strictly prohibits rentals to minors. The owner sets the number of people a unit accommodates and this is the maximum allowed in that unit. Other house rules also apply. 

The Renters have no right to assign or sublet the rented apartment(s).

Payment

Reservations will be confirmed in writing by the Owner on receipt of an advance payment. By paying the advance , the terms and conditions are considered to be accepted by the Rental Client. The remainder of the full rental fee, plus any additional charges, must be paid by the day of check-in. In the event of a reservation not being accepted by the Owner, all fees paid will be refunded immediately.

Cancellation

Cancellation by Rental Client

Full refund if cancelled minimum 14 days before check-in. Half refund if cancelled less than 14 days before, but still 7 days before check-in. No* refund if cancellation is in the last 7 days.

For last minute bookings:

- booking 21 - 14 days before check-in: full refund if cancelled 7 days before check-in. Half refund if cancelled 5 days before check-in. Then no* refund.

- booking 13 - 7 days before check-in: full refund if cancelled 5 days before check-in. Half refund if cancelled 3 days before check-in. Then no* refund.

- booking 6 - 4 days before check-in: full refund if cancelled 3 days before check-in. Half refund if cancelled 2 days before check-in. Then no* refund.

- booking 3 - 2 days before check-in: full refund if cancelled within 24 hours of booking. Then no* refund.

*cleaning fee is always refunded.

Cancellation by Owner

If the Property is damaged, destroyed, uninhabitable, or is unavailable for any other reason, then the Owner may terminate the reservation by giving written notice to renter. All payments that the Rental Client has made will be refunded and the Owner shall not have any further liability to the Rental Client.

Conditions of property

The Property will have been inspected prior to occupation and therefore the Renter undertakes to:

  • Keep the Property and all furniture, fixtures, fittings, chattels and effects in or about the Property in the same state of repair and condition as found at the commencement of the Rental.
  • Rental client shall follow the departure instructions provided by the Owner.
  • Report details of any damage done to the Property or any of the furniture, fixtures, fittings and effects to the Owner immediately.
  • Replace any part of the Property or the furniture, fixtures, fittings and effects damaged or destroyed with similar articles of at least equal value or if the Owner requires, pay to the Owner the value of such part of the Property destroyed or damaged

Appliance repairs and maintenance problems:

Our property contains a variety of conveniences such as microwave, dishwasher, washer, refrigerator, airco and other amenities which receive an unusually high degree of use, especially during the summer season. Should any of these devices break down during your stay, please report it to OWNER and we will do our utmost to have it repaired as soon as possible. Unfortunately, we are unable to provide any refunds due to failure of appliances and other amenities during vacation.

Check-in/Check-out

Check-in must be completed between 15:00 (3PM) and 22:00 (10PM). The Renters must be fully packed and have completely vacated the buildings and the entire property on or prior to 11:00 (11AM) on the CHECK-OUT DATE.

Check-in & check-out times can be extended and/or considered depending on reservations timeframes and availability.

The Owner preserves to right to evict Rental Client in case of considerable negligence of the Property, (persistent) disobedience of policies. 

Departure clean-up policy:

Renters are responsible for leaving kitchens in acceptably clean condition, (e.g. pots, pans and utensils put in dishwasher and turned on. Food disposed of, trash sorted in the bins, etc.).

House key

Rental Client agrees that at check-out, all received keys must be returned or left in the rented apartment. If not returned, or if a key is irreparably damaged, a fee of 100EUR per key will be charged. 

Liability

Renter Client represents, warrants, acknowledges and agrees with the Owner that they will use the property and its facilities in accordance with the terms & conditions and the Property Information provided and that they will do so at own risk and that they indemnify and save Owner harmless from any personal injury, sickness or death,loss or damage, however caused, to person or property of the Rental Client ,his/her family, or guests, during or after the time of occupancy. Further, Renter Client accepts full responsibility for the use of the property and agree to pay for any damage  other than for normal wear and tear. The Rental Client acknowledges and agrees that The Rental Client will use the Property and its facilities in accordance with the rental terms and conditions and that The Rental Client will do so at its own risk

Jurisdiction

These terms and conditions shall be governed by the laws of Belgium and The Renta lClient agrees to adorn to the sole jurisdiction of the courts of Ghent with respect to any and all disputes arising under these terms.
